If you get a Shared Room, Shared Units are not shown in the images below. They are similar to the floor plans but with a semi-permanent wall down the center that cannot be removed.
All rates include all utilities except for cable and internet. Rates are subject to change without notice. Rent rates are not locked in until the security deposit is paid.

Installment schedule:
Leases are from August 15, 2026 to June 30, 2027
Installments are calculated by taking the total value of the lease and dividing it into 11 equal installments.
Each installment will be due on the 1st of each month beginning August 1, 2026 and run through June 1,2027

Security Deposit: $500.00
Security deposit due dates will be included in your acceptance email. Due within 5 days of receiving your acceptance email. Only when you pay the deposit will you lock in your rental rate.
Parking:
Parking requests are assigned on a first come first serve basis.
Valencia will always try and assign spaces as close to tenants’ apartments as possible but is never guaranteed.
General Reserved Parking: $950.00
These spaces are available from
6:00 pm to 8:00 am.
Monday through Friday
and all day Saturday and Sunday.
Tenants must move their vehicles no later
than 8:00 am for front office use.
Uncovered Reserved Parking: 1,250.00

GPA Exclusive Discount
Valencia Apartments is proud to offer exclusive discounts for those full-time (12+ units) Students who maintain a cumulative GPA of 3.0 or higher.
Official transcripts must be received from a two-year community college or 4-year university. First-year or international students may apply for the discount after their first semester. In order to maintain your GPA discount throughout the year, tenants must submit their transcripts after each quarter. Quarterly verification transcripts do not have to be official.
Please note that transcripts received after the start of the lease agreement will receive the discount starting from the month that we receive the qualifying transcripts. We will not apply the discounts retroactively.
3.0-3.49 GPA
$50.00 off each installment.
3.5-3.89 GPA
$75.00 off each Installment.
3.9-4.00 GPA
$100.00 off each Installment.
