There is a “Personal Information” section on the application which helps us understand your lifestyle, hobbies, and interests. We will use this information to help match you with someone you would potentially get along with. You may also predetermine your roommates when applying if you want to live with friends. And of course, it is always possible but not guaranteed to switch apartments if your living arrangements do not work out. (Depends On Availability)

Valencia likes to reward students with good academic performance. We provide GPA discountsof $50, $75, or $100 off the base rent amount depending on your cumulative GPA starting at a 3.0 GPA. The discount is offered to any student attending a college or university. Many students realize an annual savings of over $600. Must be enrolled full-time, 12+ units. 

Official Transcripts are due by July 1st . The sooner you send them the better! They MUST be Official Transcripts from the school directly to Valencia. Transcripts can be emailed to info@valenciaapartments.com or mailed to our mailing address: Valencia Apartments 555 Ramona Drive San Luis Obispo, CA 93405.

Once your application has been submitted, it is reviewed and your references are checked.Upon approval, a security deposit will secure your room which is $500.00. Once the deposit is paid the lease agreement is prepared within 3-5 days for your review and signature(s). January & February are our busiest months so please be patient once you've paid your deposit, you will get a Lease Agreement.

Our units come fully furnished.  Each Unit comes with a couch, chair, coffee table, end table, and three stools in the living room.  Each bedroom has a full-size mattress, 4 movable drawers, desk, and chair.  Shared rooms have a twin long bed. Please note that with the exception of the mattress, all furniture must stay in the unit.  Valencia will not allow any furniture removal.  Furniture style varies from unit to unit and no one type of furniture guaranteed.

After 5 p.m., when the main office closes, you will be able to go to the Clubhouse Employee with any questions and/or concerns. After 11 p.m., when the Rec Center closes, you will be able to find the evening courtesy patrol who can assist you at that time their Cell Number is (805) 540-0798.
