Please pay your $20.00 application fee by calling or coming by the office to submit your $20 application fee upon completion of this application.  Fees may be paid over the phone (805)543-1450 or in person (555 Ramona Dr. SLO) with a Visa/MasterCard/Discover/Amex, Check, or Money Order. We do not accept online payments for Application Fees or Secuirty Deposits.

* Application Fee is $20.00 must be paid in person or over the phone when you submit your application or you will go into a stack of Unpaid Applications and you will not be placed or approved until Application Fee is received. Reserved spaces are assigned according to availability. This is a request to purchase a space, not a guaranteed space assignment, if parking is not listed on your Lease and payment worksheet then you are added to the wait list.  General reserved parking spaces are only available Monday - Friday from 6:00pm to 8:00am and all day Saturday and Sunday. *Must be enrolled 12 units or more to apply for this discount.

Leases will be drafted without the GPA discount. Once we receive your Official Transcripts we will process a lease amendment reflecting the appropriate discount. Official Transcripts from your College are due by August 1st for Cuesta leases and September 1st for Cal poly Leases and every quarter you must submit an updated screenshot or unofficial transcript so we know you are maintaining the proper GPA to keep the discount.

Furniture Request

The living room is furnished with a couch, chair, coffee table, end table, and 3 stools and a TV Stand.    Valencia provides a full size bed fame with two sets of drawers underneth bed and a full size mattress, night stand, desk and chair to each room. Bed frame, drawers, desk and chair will not be removed. Tenant have the option of removing the mattress only.  ALL FURNITURE WITH THE EXCEPTION OF THE MATTRESS MUST STAY IN THE UNIT.  FURNITURE WILL NOT BE REMOVED.

Cancellation Policy

Accepted applicants who have submitted a holding deposit and then Cancel before february 1st are subject to a $50 fee. Cancellations after February 1 are subject to a $100 fee. Cancellations after March 1st are subject to a $500 fee. After a lease has been drafted, signed or returned to Valencia, it is a valid contract. If you cancel after signing a lease, you will be charged a Cancellation fee and are legally obligated to pay rent until a replacement is found, as per the lease agreement and California law. Keep in mind COVID-19 is no longer and Unforseen event, therefore all applicants will be uphelp by the above mentioned cancellation policy. By submitting this electronic application, you acknowledge having read, understood and agreed to the terms and conditions of the Cancellation Policy.

Permission Statement

I give Valencia Apartments permission to verify or use any information listed in this application. I also give permission for Valencia Apartments to obtain a credit report. Misrepresentation of application data constitutes a material breach of our lease agreement. I understand that submitting this application does not guarantee residency at Valencia Apartments. Residency is guaranteed only subject to the terms of an executed lease agreement.
